Minimum Rental Term: No rentals shorter than 4 consecutive nights allowed.
Guest Age Limit: Non-family occupants must be 25 years or older.
Occupancy Limit: Max 5 people per unit, including children, when owner is present. Max 4 people per unit when owner is not present.
Tenant Registration: All tenants and guests must be registered with administration.
Lease Notification: Provide a copy of lease agreements to administration.
HOA Dues: Must be paid on time; 4% monthly penalty applies after 10 days late.
Pet Rules:
Only cats and dogs allowed (max 2 pets, 65 lbs each).
Pets must be leashed and cannot relieve themselves on terraces or common areas.
Owners must clean up immediately after pets.
Quiet Hours: From 11:00 PM to 8:00 AM, in all common areas and units.
Noise & Behavior: Loud music, slamming doors, or disruptive behavior is prohibited.
Trash: Must be placed in closed containers and taken to designated bins.
Parking:
Spaces are only for owners who purchased one.
No boats, trailers, or oversized vehicles.
No parking by tenants without owner approval.
Signage: No “For Sale” or “For Rent” signs allowed anywhere on the property.
Unit Modifications:
No changes to the exterior without written approval.
Security doors and sunshades must match approved designs and placement.
Construction Rules:
Major projects only allowed July–October, Mon–Fri, 9am–5pm.
Must request approval 30 days in advance.
Damage Responsibility: Owners are responsible for any damage caused by themselves, tenants, guests, or staff.
Violations & Fines:
Repeated violations may incur fines up to $10,000 MXN.
Unpaid fines are treated like unpaid HOA dues.
Insurance:
HOA insures the building structure (not interiors).
Owners must insure their units and contents separately.
Domestic Employees: Must be contracted directly by owners and follow all rules.
Admin Access: Administration may inspect units to enforce rules.
