Key Important Rules
This is a summarized list for easy reading. As always ensure you read the bylaws.
Admission: You must get the rule acknowledgement document signed by every occupant before granting access to the unit. (SEE BELOW)
Minimum Rental Term: Rentals must be for 4 or more consecutive nights.
Pool Access: Renters must wear a provided wrist band for pool access to enable easy identification of non-renting guests.
Quiet Hours: No noise from 10:00 PM to 8:00 AM in units or common areas.
Age Requirement: All non-family guests must be 25 years or older.
Tenant Registration: Notify administration and send copy of guest IDs and stay duration.
Occupancy Limit: Maximum of 4 people.
Visitor Limit: No more than 4 additional visitors without disturbance and no later than 12:00AM.
No Pets: For stays shorter than 4 weeks.
Prohibited Uses: No time shares, commercial use, shelters, or halfway homes.
Behavior Expectations: Tenants must act respectfully and lawfully at all times.
Fines for Violations: Repeated violations may result in fines up to $10,000 MXN.
Trash Disposal: Tenants must use closed trash bins and deposit in parking area containers.
Parking Restrictions: Tenants may only park with owner’s written permission; no oversized vehicles or trailers.
Domestic Help: Any tenant-hired help must be reported and follow HOA rules.
Emergency Info: Tenants should have local emergency contacts and HOA rules summary.
Pre-Stay Orientation: Provide tenants with pool rules, trash policy, and admin contacts.
Long Term Stays
Lease Copy: Provide a copy of the lease to the administrator.
General
Damage & Libablity: Owners will be billed for any tenant-caused damage or fines from rule infractions.
HOA Dues: Ensure all maintenance fees are paid before renting.
